Regardless of whether you’re thinking of buying a property as an investment, a vacation property or a permanent home, you´re making a big decision. Our role is to help you make sure you get it right.
We assist you as your personal property finder and not as a real estate agent. Our main task is to help you find the right property at the lowest possible price and we´re flexible since we are not restricted to any particular listings, areas or professionals we collaborate with.
We provide detailed information on legal, financial and practical aspects and help you prepare for the purchase.
An excellent way to discover selected neighbourhoods is our Orientation Tour: we take you around the preferred or recommended areas. The tour allows you to discover the types of property in the area. We inform you on estimated prices and show you the amenities such as parks and playgrounds, grocery stores, cafés and bars, road network, public transportation and other.
We help you throughout the process and the formalities, such as getting NIE number (required when purchasing a property in Spain), opening a Spanish bank account, going through mortgage options for expatriates, explaining how to transfer funds from abroad to Spain and making a power of attorney (if the purchase has to be completed without your presence), and so on.
Apart from that, it is important to calculate accurately the additional expenses and taxes which are added on top of the property purchase amount, and we offer assistance with that.
We work as a team with you – we arrange viewings for the properties you have shortlisted from search websites, but at the same time we take the initiative to search for properties that are silently marketed by private owners, estate agents and developers. We have a working relationship with reputable estate agents who provide us with “underground information” due to our high working standard and committed buyers.
We search properties strictly based on your requirements and preferences and rule out all unsuitable properties, and you save time and money.
We personally accompany you to the viewings and give you our professional opinion on each property. We gather as much information as we can about the property and the position of the seller in order to make negotiation possible and favourable to you.
Our role is to help you get the property at the best price.
If required, we can arrange a trusted property surveyor to make a report on the state of the building and the property and to inform about the licences and the laws, regulations and restrictions affecting the property, especially if remodelling is planned to be done.
Upon agreement on a transaction, we work as coordinators between all parties and oversee the whole process on behalf of the client, ensuring a seamless and quick close of the transaction.
Completing the purchase
After finding the right property and negotiating the lowest possible price, we assist and coordinate the whole property purchase process until it´s completed. To assist you with the legal side of the purchase, we kindly recommend you to use a solicitor and can refer you to a trusted contact.
After the purchase
Once you get the keys for your new property, we help you register utilities (water, gas, electricity), the Internet, TV and phone services under your name.
Also, if you have bought the property as an investment and are looking for tenants, we offer to include it in our short, medium and long-term rental catalogue to offer it to our clients – other expats moving to Valencia.
